Unit 4B has a leak.
Which property is Unit 4B in?
When every tenant texts the same number and every maintenance request goes to one person's phone, you spend half your day routing messages instead of resolving problems. Ringlet gives each property its own phone number and puts every conversation in front of the whole team.
One number per property. One inbox for everything.
Tenants text the number on their lease. Your team sees which property it's about instantly.
When Unit 4B texts about a leak, you know it's Oakwood Apartments before you even read the message.
Tuesday, 11:47 PM. A tenant smells gas.
This is the scenario that keeps property managers up at night. Here's how it plays out.
Without Ringlet
11:47 PM — Tenant calls the office
Goes to the main office voicemail. Nobody checks voicemail at midnight.
11:52 PM — Tenant texts the property manager's cell
Kevin's the on-call PM but he silenced his phone after his kid's bedtime.
12:15 AM — Tenant calls 911
Fire department arrives. Building partially evacuated. You find out at 7 AM from a news alert.
Liability exposure. Tenant lawsuit pending.
Your audit trail? Kevin's personal text thread that he may or may not still have.
With Ringlet
11:47 PM — Tenant texts the Oakwood Apartments number
Push notification goes to Kevin, Maria, and the emergency line. Everyone on the team sees "Oakwood — Unit 4B."
11:49 PM — Maria responds
Kevin's asleep, but Maria's up. She texts back from the Oakwood number: "Call 911 and leave the building. I'm dispatching maintenance now."
11:55 PM — Emergency maintenance dispatched
Maria texts the maintenance number. Gas company is called. Situation contained before it escalates.
Resolved in 8 minutes. Full audit trail logged.
Next morning, the entire conversation is in the system. Who responded, when, what was said.
Every headache that comes with growth
"We just acquired a 36-unit building. Our phone system can't handle another property."
Add a new Ringlet number in under a minute. Pick a local area code, assign it to the new property, and it's live. Print it on the lease, tape it to the lobby bulletin board, and tenants can start texting today. No phone company, no PBX configuration, no waiting two weeks for a technician. The Business plan supports up to 50 numbers — enough for a serious portfolio.
"Our maintenance coordinator quit. Three buildings' worth of conversations are on his phone."
Numbers and conversations belong to your company, not individuals. Revoke access with one click. The new hire sees the full message history on day one — open maintenance tickets, tenant names, what was promised. No handoff meetings, no "let me forward you the thread," no lost context. With SSO enabled, you control access through your identity provider. When they're deactivated in Okta, they're gone from Ringlet.
"A tenant says we never responded to their complaint. Can we prove otherwise?"
Every message, every voicemail, every response is logged with timestamps, the team member who responded, and the device they used. The Business plan includes non-tamperable audit logs — nobody can delete or edit the history. When a tenant disputes your response time, you pull up the conversation and show them exactly when Maria replied at 11:49 PM on a Tuesday.
"We need to text 200 tenants about lease renewals but we don't have a way to reach them all."
Outbound SMS is included on the Business plan. Text tenants from their property's number — the same one they already have saved. "Your lease expires April 30. Reply YES to schedule a renewal meeting." Responses come back to the shared inbox where your whole leasing team can handle them. With the REST API, you can automate it from your property management software.

Built for operations, not just messaging
Features your IT team will appreciate and your legal team will insist on.
SSO / SAML
Enforce authentication through Okta, Azure AD, or any SAML/OIDC provider. One-click deprovisioning when staff leaves.
Audit logs
Non-tamperable records of every action. Who responded to which tenant, when, and from which device. Essential for disputes.
REST API
Push messages to AppFolio, Buildium, Yardi, or any PMS. 10 API keys, webhook support, full message history.
Role-based access
Maintenance techs see messages; they don't see billing. Leasing agents get their properties; they don't see others.
Voicemail transcription
"Pipe burst in 3C" is all your team needs to dispatch someone. Read it in 2 seconds instead of listening for 45.
Outbound SMS
Lease renewals, maintenance updates, emergency notices. Text tenants from the number they already know.
Questions from property managers
How many properties can I support?
The Business plan supports up to 50 phone numbers — one for each property, complex, or special-purpose line (maintenance hotline, leasing inquiries, etc.). Additional numbers beyond the included one are $2/month each. For portfolios over 50 properties, contact us.
Can maintenance techs have limited access?
Yes. Invite team members with the Member role — they can view and respond to messages on shared numbers without seeing billing, admin settings, or organization-level audit logs. Admins control which numbers each member can access.
Do you support SSO for our team?
Yes. The Business plan includes SAML and OIDC single sign-on. Enforce SSO for all team members through Okta, Azure AD, Google Workspace, or any standards-compliant identity provider. When you deactivate someone in your IdP, they lose Ringlet access automatically.
Can I integrate with our property management software?
Yes. The Business plan includes REST API access with up to 10 API keys. Push incoming tenant messages to AppFolio, Buildium, Yardi, or any system that accepts webhooks. Auto-create maintenance tickets, log communications against units, or trigger lease renewal workflows.
Is there an audit trail for compliance?
Yes. Non-tamperable audit logs record every action in your organization — who sent or read a message, when, and from which device. Nobody can edit or delete the history. This is critical for tenant disputes, fair housing documentation, and insurance claims.
What if tenants call instead of text?
Calls go to voicemail with a custom greeting per number ("You've reached Oakwood Apartments maintenance..."). The voicemail is automatically transcribed and appears in your team inbox. Your team reads "pipe burst in 3C" and dispatches someone — no listening to a two-minute rambling voicemail.
Your tenants are already texting you.
The question is where those messages end up.
On one person's phone that everyone has to ask about? Or in a shared inbox the whole team can act on?
Up to 50 numbers. 25 team members. SSO and audit logs included. No per-seat fees.
